Clean your parkade floor

How much will it cost to clean your parkade? The size of the space matters, but so do oil stains, tight access, parked cars and any drain cleaning you need. At City Wide, we can help you work out what needs doing and put together a quote for your property.

If you’re planning a budget for a strata or commercial building in Greater Vancouver, this guide will help you get started. We’ll look at a few local price examples, what can change the cost and how to compare quotes without missing anything.

What Local Prices Say

You won’t always find a price list on a parkade cleaning company’s website. You’ll often need to share a few details about the building before getting a quote.

In a 2025 guide for the Tri-Cities, Handyman Hans lists parkade washing at $0.10–$0.25 per square foot. The same guide gives a narrower range of $0.15–$0.20 per square foot for a medium multi-level parkade.

Since both ranges come from the same company, they don’t give us a clear picture of prices across Vancouver. They’re useful examples to start with, but they aren’t our rates or a confirmed current offer. Check the currency, taxes and current price with the provider before using them for budget approval.

Our quotes and a few local price examples
Company or example Price What to keep in mind
Handyman Hans: parkade washing $0.10–$0.25 per sq ft A range from its 2025 guide. The size of the area and oil buildup affect the price.
Handyman Hans: medium multi-level parkade $0.15–$0.20 per sq ft From the same guide. It doesn’t give an exact floor area or number of levels.
ParkadeCleaning.ca: Vancouver Contact for a quote Its cost FAQ says prices depend on area, levels, condition and access. It doesn’t list a dollar amount.

Sources checked on 16 October 2026. These aren’t market averages. The Hans guide says its fixed-price proposals include wastewater management and drain protection, but check what’s covered in the quote you receive, including minimum charges and taxes.

What Could a Three-Level Parkade Cost?

Start with the total area you want cleaned across all three levels. Include ramps and driving lanes if they’re part of the job. The number of stalls helps describe the building, but it doesn’t tell you how much floor there is to clean.

Here’s what the $0.15–$0.20 rate from the guide above looks like at three different sizes. These are made-up examples to show the maths, not quotes from us or prices from actual jobs.

How floor area changes the calculation
Area to clean At $0.15 per sq ft At $0.20 per sq ft
20,000 sq ft $3,000 $4,000
40,000 sq ft $6,000 $8,000
60,000 sq ft $9,000 $12,000

The calculation is floor area × rate. It uses the source’s dollar amounts as written, with no currency conversion. It doesn’t add taxes, minimum charges, extra drain work or anything else outside the washing price. Treat it as an example, not a finished budget.

What Can Change the Price?

What’s being cleaned

A floor wash is a different job from cleaning floors, walls, pillars, stairs and overhead pipes. Ask what’s included. Sweeping, machine scrubbing, oil treatment and cleaning along edges may also be separate parts of the quote.

How dirty the floor is

Send a few recent photos, especially of oil spots and heavy buildup. Ask what the cleaning is expected to remove. Treating a stain doesn’t always mean it will disappear completely, so it’s better to talk about the expected result before the work starts.

Getting equipment into the parkade

Low ceilings, steep ramps, tight turns and long hose runs can all change how the job is done. Share the lowest clearance along the route, not just the number on the entrance sign. Include gate access, water access and somewhere to set up equipment.

Working around residents and vehicles

Will the whole parkade be empty, or will cleaning happen in sections? Who sends notices? What happens if a car hasn’t moved? Get those details sorted out, including whether a return visit would cost extra.

Handling wash water and cleaning drains

Ask how dirty water and collected debris will be handled. Washing the floor, vacuuming a catch basin and flushing a pipe are different jobs. Make sure the quote says which ones are covered. Don’t assume a floor drain is a suitable place for wash water just because it’s nearby.

One visit or regular cleaning

If you’re considering a maintenance program, ask for the cost per visit and the total for the year. Check whether the first clean includes extra work to deal with existing buildup. Any savings should be clear in the proposal, rather than something you have to guess at.

How to Compare Parkade Cleaning Quotes

Give each company the same photos, floor area and list of work. That makes it much easier to see why the prices differ.

Questions worth asking before you approve a quote
Check this Ask the company
Areas included Which levels, ramps and other surfaces does the price cover?
Cleaning work Does it include sweeping, scrubbing, edge cleaning and stain treatment?
Water and waste Who supplies water and handles the dirty water and debris? Is that included?
Drains Are catch basins, sumps or pipes included, or priced separately?
Access and timing When can you work, what needs to be cleared and how long will areas be closed?
Extra charges What currency and taxes apply? Are there minimum charges, disposal fees or return-visit costs?
Finishing up How will we know what’s been completed and which areas couldn’t be reached?

The lowest total may cover less work. Clear up those differences before deciding which quote is the best fit. Our guide to comparing parkade cleaning companies walks through the other things to check.

A Few More Questions About Cost

Can we get a price based on the number of stalls?

A stall count is a helpful starting point, but it leaves out driving lanes, ramps and other areas. Share the floor area if you have it, along with what you want cleaned. If a company quotes per stall, ask exactly what that price includes.

Is catch basin cleaning included in a floor wash?

Only if it’s listed in the quote. We offer floor cleaning, hydro jet drain cleaning and vacuum truck services, so let us know which tasks you need.

Can we use an online price for budget approval?

Use it for early planning and to help you ask questions. Before approving a budget, get a written quote that confirms the work, currency, taxes and extra charges. The other companies’ examples here aren’t our prices; contact us for a quote for your property.
